A boutique hotel in Siem Reap is worth the name when it passes three tests: fewer than 50 rooms, a pool that was designed into the place rather than added to it, and someone in charge whose name guests learn. About a dozen hotels in town pass all three. Many more use the word, including properties with 80 or 100 rooms and a brand on the door.
The lists that answer this search mix the two without saying so. They also recycle names from before 2020, put closed hotels at the top, and rank by photographs of the pool. They rarely say which hotels publish a price, which are a walk from dinner and which are a tuk-tuk ride, or which room in each one to ask for. Those three facts decide whether a $200 night is good value, because in this tier the difference between the right room and the wrong one in the same hotel is bigger than the difference between hotels.
This guide groups the boutique hotels by area: Wat Bo for walking to dinner, River Road and the north for gardens and quiet, Sala Kamreuk for villages and houses. Each hotel gets a verdict, the facts and its limitation. A last section covers three hotels that use the word and what they actually are. The where to stay in Siem Reap pillar covers every price tier. Prices, hours and transport times below were checked against operator websites and official sources in October 2026.
The Three-Part Test: Rooms, the Pool and a Name
Fewer than 50 rooms. At that size, staff learn which guests leave at 4:30 a.m. for sunrise and pack them a breakfast without being asked. Above it, the hotel needs systems, and systems mean the same breakfast buffet at 6:30 a.m. for everyone.
A pool designed into the place. In Siem Reap the pool is where guests spend the hottest four hours of the day, from about 11:00 a.m. to 3:30 p.m., when the temples are too hot to visit from March to May. A boutique pool sits in the garden or the courtyard with the rooms around it. A pool added to a car park is a sign of a hotel built for another purpose. The hotels with a pool guide measures the pools themselves.
A name. Viroth’s is run by the family that built it. Sala Lodges, Jaya House and several others have owners or managers who are on site and visible. This matters less as a romantic notion than as a practical one: a hotel with an owner present fixes a problem the same day.
A fourth test, not required but telling: does the hotel publish its rates? Viroth’s and The Aviary do. Most do not, and an aggregator rate for one night in one month is a rough guide at best. The hotel prices and when to book guide has the monthly curve.
Wat Bo: Boutique Hotels You Can Walk Home From
Wat Bo is the residential east bank across the river from the Old Market, 5 to 10 minutes on foot, quiet on its cross-streets by 11:00 p.m. It has the highest concentration of small hotels in town. The one caution for all of them is Wat Bo Road, a through road with motorbikes from early morning. Angkor Village Hotel comes first, for the dance theater and Khmer restaurant in its grounds, five minutes on foot from the Old Market. The other four follow by rate, lowest first, then those without a published room rate in alphabetical order. The hotels in Wat Bo guide goes street by street.
1. Angkor Village Hotel
The honest verdict: a timber hotel around ponds, with no published room-only rate. Street 26 off Wat Bo Road, a 5 minute walk from the Old Market and 15 minutes by tuk-tuk from the Angkor park. The hotel says it has been run by the Piot family for two generations and more than 30 years, and it has been a member of Small Luxury Hotels of the World since 2008. Forty-three rooms in six categories in traditional Khmer timber buildings around ponds and gardens: Water View and Garden View doubles and twins of 38 square meters, Suites, and the 20 square meter Petite rooms, which the hotel says keep their original mid-1990s form. A pool, a spa and a fitness room. Room-only rates are not published, and the published two-night packages start at $320. The limitation: the mid-1990s buildings have wooden stairs and no elevator mentioned on the site, the Petite rooms are small for a couple with luggage, and rooms nearest Wat Bo Road hear motorbikes from early morning.
2. Rambutan Hotel & Resort
The honest verdict: two garden properties on a pedestrian lane, at the lowest aggregator rates in this list. Two neighboring properties on a pedestrian lane across the river, about 26 rooms in total, each with a tropical garden and a saltwater pool, including Deluxe Terrace rooms with outdoor bathtubs and split-level Balcony Villas. The hotel describes itself as eco-friendly, social and LGBTQ+ friendly. Rates are not published on the site. Aggregator rates for late October 2026 ran from $53 to $92 a night. The limitation: the two pools are small, the lane floods briefly in heavy rain, and the bar is lively in the early evening.
3. Viroth’s Hotel
The honest verdict: a mid-century modern hotel with published rates and a 20 meter pool. Street 24, Wat Bo Village, a 7 minute walk from the Old Market and 15 minutes by tuk-tuk from the temples. Thirty-five rooms, 31 Deluxe and 4 Suites, in a mid-century modern style around a 20 meter pool, with a spa and a restaurant. Every room has a private terrace of 7 to 10 square meters. Published rates: Deluxe rooms of 40 square meters from $139 facing the street and $159 facing the pool, Deluxe Triple from $169, Deluxe Terrace of 50 square meters from $215, Suite of 60 square meters from $275. The family also runs Viroth’s Villa on Street 23 and Viroth’s Restaurant nearby. The limitation: the city-view rooms face Street 24, and the pool is busy between 1:00 p.m. and 4:00 p.m. in December and January.
4. Maison 557
The honest verdict: a small 1950s-styled bed and breakfast for travelers who would rather stay in a house than a hotel. At 557 Wat Bo Road, with rooms of 20 to 45 square meters and a private pool suite. Rates are not published, and the booking engine on the site was live in October 2026. The limitation: the address is on Wat Bo Road itself, so the side of the house the room faces decides the sleep.
5. Treeline Urban Resort
The honest verdict: a design hotel at the river end of Wat Bo, with a contemporary Cambodian art collection. Achasva Street, where Wat Bo meets the river, a 7 minute walk from the Old Market. Forty-eight rooms, just under the threshold, four places to eat and drink, a pool on the second floor facing the river and a private collection of contemporary Cambodian art with rotating exhibitions. Deluxe Urban rooms are 30 square meters, Executive Suites 66 square meters over the courtyard and the river. Rates are not published on the site. Published offers were 22 to 37 percent off for the 2026 green season and 10 to 27 percent off from 1 November 2026 to 31 March 2027 with advance booking. The limitation: the 30 square meter rooms are small for the price, and at 48 rooms it is the least intimate hotel in this section.
River Road and the North: Gardens Over Walking
North of the Royal Gardens and around Wat Polanka, the hotels have more ground and less street. Every evening is a tuk-tuk ride of 5 to 10 minutes and $2 to $5. The two hotels are listed by rate, lowest first. The riverside walk guide covers the stretch on foot by day.
1. Heritage Suites Hotel
The honest verdict: bungalows with private steam rooms and some private pools, at lower rates than the Bensley Collection villas. Near Wat Polanka in Slokram, 5 minutes by tuk-tuk from the Old Market and 15 minutes from Angkor Wat. Twenty-six rooms in five categories: Heritage Rooms in the main building, Bungalow Garden Suites, Bungalow Pool Suites with a private 8 meter pool, a Colonial Family Suite, and The Residence. Every bungalow has a private steam room. Rates are not published. A 2025 green-season package priced three nights at $385 to $615 by category, and aggregator rates for late October 2026 started at $94. The limitation: the Heritage Rooms in the main building are a plainer product than the bungalows, and the street has nothing to walk to.
2. Jaya House River Park
The honest verdict: a 36-room garden hotel with two pools and a plastic-free policy. River Road, Treang Village, on the east bank north of the Royal Gardens, 6 minutes by tuk-tuk from the Old Market and the same toward the temples. Thirty-six rooms, each with a balcony or direct garden and pool access, two pools, one in the central courtyard and a second on the lawn according to guest reviews, and a spa. The hotel says it uses no single-use plastic and runs the Refill Not Landfill campaign. Airport pickup is included for two nights or more and costs $35 each way for a single night. Rates are not published. Aggregators showed $338 for a night in early January 2026. The limitation: it is not walkable to dinner, and the building shades the pools for part of the afternoon rather than all of it.
Sala Kamreuk and the South: Houses, Villages and Wellness
South-east of Wat Bo, Sala Kamreuk is village lanes, ponds and garden hotels 7 to 10 minutes by tuk-tuk from the Old Market. Most of it is not walkable at night, and almost nothing is audible either. The four hotels are listed by rate, lowest first.
1. Navutu Dreams Resort & Wellness Retreat
The honest verdict: a wellness-focused garden hotel with three pools that suits families. Twenty-eight rooms and suites across more than a hectare of gardens, less than 10 minutes by tuk-tuk from the center, with three pools, two yoga shalas, a spa and a restaurant. Published 2026 offers were 30 to 35 percent off with breakfast from July to October, from $89 against a list of $137. The limitation: the yoga schedule sets the rhythm of the place, and nothing is walkable.
2. Mane Boutique Hotel & Spa
The honest verdict: an 18-room hotel with a saltwater pool on a residential street. Angkor High School Road, a residential street a 10 to 15 minute walk from the Old Market, with a saltwater pool, a pool bar and the Circle Spa. Every room has a balcony or patio. An aggregator listed a Classic room at $153 for a night in late October 2026. The limitation: booking listings showed the hotel closed for all of December 2025, so confirm it is operating for your dates.
3. Sala Lodges
The honest verdict: eleven restored wooden houses around a pool. Eleven traditional Khmer wooden houses, built between the 1950s and 1980s as family homes in villages across the country, moved and restored on a garden site at 498 Sala Kamreuk, 10 minutes by tuk-tuk from the Old Market. Each house has a terrace, air conditioning and a rain shower. A pool sits at the center, and the Ma Om restaurant serves Cambodian food from breakfast to dinner. House Pi & Bei has two connecting bedrooms with separate entrances. Rates are not published, and 2026 aggregator listings ran from about $165 to $250 a night. The limitation: old wood has gaps, so insects and the neighbors’ footsteps are part of the stay.
4. Maison Polanka
The honest verdict: for a group, three wooden villas on one garden with a pool. Upper East River Road north of Wat Polanka, 10 minutes by tuk-tuk from the Old Market. The Khmer House sleeps two, the Garden Cottage four and the Maison eight, around a pool on a wooden deck. Aggregator rates for 1 November 2026 ran from $385 to $468 a night. The limitation: with three units it books out months ahead for December and January.
Hotels That Use the Word, and What They Actually Are
The three are listed by entry rate, lowest first.
Memoire d’Angkor Boutique Hotel. 48 rooms at 54 Sivatha Road with a pool, a 3 minute walk from the Old Market, $42 to $62 for late October 2026. The name says boutique. The product is a well-located city hotel. The limitation: it sits on the busiest road in town, so only a pool-facing room is quiet.
FCC Angkor by Avani. The restored 1917 French governor’s mansion on the riverside, managed by an international brand since 2019, with a saltwater courtyard pool under old banyan trees that some guests find small. It cost $125 to $130 a night in the 2026 shoulder months. The limitation: it is a brand-run hotel with newer wings, and only the Heritage Wing has the mansion’s character, so ask which wing.
Shinta Mani Angkor. On Oum Khun Street in the Royal District, a 10 minute walk from the Old Market, 105 rooms around a central saltwater pool, from about $160 in aggregator listings. It began as a nonprofit hospitality school and says it still funds the Shinta Mani Foundation from room revenue. The ten Bensley Collection villas, 156 square meters each with a private lap pool, rooftop and butler, are the boutique product, sold only in packages for two from $10,500 to $13,650. The limitation: the main hotel is twice the boutique threshold, and the villas cannot be booked by the night.
How to Book a Boutique Hotel Here
Compare the direct rate with the booking sites, because neither is cheaper at every hotel. A direct booking can usually name a room, which a booking site often cannot. Name it precisely: a garden or pool-facing room in Wat Bo, a room away from the lawn bar at Rambutan, the Heritage Wing at FCC Angkor, a bungalow rather than a Heritage Room at Heritage Suites.
Then ask three questions by email. Is the airport transfer included, and if not, what does it cost? Jaya House includes it for two nights or more, most others charge $25 to $40. Can breakfast be packed for a 4:30 a.m. sunrise departure? At a hotel with fewer than 50 rooms the answer should be yes. And does the hotel have stairs to the upper rooms and an elevator? Several of the older wooden properties have stairs only, which matters with heavy luggage or a knee that does not like steps. The Angkor Wat sunrise guide explains why the packed breakfast matters.

You want to walk to dinner every night
Viroth’s Hotel or Treeline Urban Resort in Wat Bo. Rambutan if the budget is under $100.

You are a group of six to eight
Maison Polanka, or two neighboring houses at Sala Lodges.
What It Actually Costs
High season is November to March. Rates include breakfast at every hotel in this guide. Small hotels usually quote taxes included, and the international brands add 10 percent tax and 10 percent service, so ask. Rows follow the order of the sections above.

Outside the room rate: a tuk-tuk to dinner at $2 to $5 each way from the hotels that are not walkable, an airport transfer of $25 to $40 unless included, and the Angkor Pass at $37 for one day or $62 for three. The daily budget guide adds up the rest.
What Other Guides Get Wrong
- Calling any hotel under 100 rooms a boutique. A 105-room hotel and an 11-house garden are different stays. Room count is the first filter.
- Listing closed hotels. Belmond La Résidence d’Angkor still heads many lists and is closed. Mane closed for December 2025. Confirm the dates.
- Ignoring the tuk-tuk to dinner. Half the boutique hotels in this guide are not walkable at night. That is a fair trade for a garden, as long as it is known before booking.
- Ranking by the pool photograph. The sunrise shot on the website says nothing about shade at 2:00 p.m. Ask for a midday photo.
- Booking the hotel, not the room. In Wat Bo the difference between a room on Wat Bo Road and one on the garden is the whole stay. Name the room when booking.
- Quoting one price for the year. Treeline published 22 to 37 percent off for the 2026 green season. A rate without a month is not a rate.

Frequently Asked Questions
What is the best boutique hotel in Siem Reap?
It depends on what the stay needs. Rambutan in Wat Bo had the lowest rates in this guide, $53 to $92 for late October 2026. Viroth's Hotel is a 7 minute walk from the Old Market and publishes rates from $139. Jaya House River Park has 36 rooms, two pools and a plastic-free policy, but it is a tuk-tuk ride from dinner. Sala Lodges is 11 restored wooden houses around a pool. Heritage Suites has bungalows with private pools at lower rates than the Bensley Collection villas. None of them suits every traveler.
How much does a boutique hotel cost in Siem Reap?
Roughly $140 to $350 a night from November to March for a hotel with fewer than 50 rooms and a designed pool. Viroth's publishes $139 to $275. Sala Lodges ran about $165 to $250 in 2026 listings. Jaya House showed $338 for a January night. Smaller garden hotels such as Rambutan come in under $100, at $53 to $92 for late October 2026. From May to October expect 20 to 40 percent less: Treeline published 22 to 37 percent off for the 2026 green season. Breakfast is included at all of them.
Are boutique hotels in Siem Reap walkable to Pub Street?
The Wat Bo ones are. Viroth's Hotel on Street 24, Treeline Urban Resort on Achasva Street, Rambutan on its lane and Maison 557 on Wat Bo Road are 5 to 10 minutes on foot from the Old Market and Pub Street across the river. Jaya House River Park, Heritage Suites, Sala Lodges, Navutu Dreams and Mane are not, and a tuk-tuk to dinner costs $2 to $5 each way from them. That is the main trade-off in the boutique tier: the larger gardens and quieter grounds are 6 to 10 minutes away by tuk-tuk.
Should I book a Siem Reap boutique hotel direct or through a booking site?
Compare both, because neither channel is cheaper at every hotel. A direct booking can usually ask for a specific room, which matters in Siem Reap because a room facing Wat Bo Road or Sivatha Boulevard hears traffic from 5:00 a.m. Booking sites rarely hold a named room. Read the airport pickup policy before booking: Jaya House includes it for two nights or more and charges $35 each way for a single night.
Is Shinta Mani Angkor a boutique hotel?
The main hotel is not, by room count. Shinta Mani Angkor on Oum Khun Street has 105 rooms and suites around a central saltwater pool, about twice the size of the hotels in this guide, and it began as a nonprofit hospitality school that still funds the Shinta Mani Foundation from room revenue. The 10 Bensley Collection villas next door are a different product: two-level, 156 square meters, each with a private lap pool and a butler. They are sold only in multi-hotel packages for two from $10,500. The villas are the boutique product, and the main hotel is the larger, cheaper one.
When should I book a boutique hotel in Siem Reap?
Two to three months ahead for any stay between mid-December and mid-January, when hotels with fewer than 50 rooms sell out and some apply minimum stays. Four to six weeks ahead is enough for February and March. From May to October a week ahead is usually fine, and last-minute green-season rates are the lowest of the year. Khmer New Year in mid-April fills hotels with Cambodian families, so book that week early. Mane Boutique Hotel closed for all of December 2025, so confirm any small hotel is operating on your dates.
